Green HVAC
The GREEN phenomenon seems difficult to
keep track of. Questions like where to
build, how to build, how to get the
building materials and what materials
they should be are always being asked.
We also may ask how to clean and
cool the building, along with how to get
our energy credits. Those of us in the
mechanical fields are dealing with only
one component of GREEN, but it is a HUGE
component. Mechanical systems that heat
and cool buildings may account for 40 to
60% of the operating and energy costs of
running a building, and this is where we
can really make a difference. We can
affect the energy costs savings and
carbon foot print of a building, while
also improving thermal comfort and the
indoor air environment.
HOW?
There are two items of note here. One
is the new ASHRAE standard S 180 which
defines minimum standards for inspection
and maintenance of mechanical systems in
commercial buildings. (click

The purpose of the standard revolves
around minimum maintenance requirerments
for the purpose of energy savings,
thermal comfort, and indoor air
environments. The other is a study
published in the ASHRAE Journal in Nov.
'06. This study (click

proves that maintenance dollars spent on
properly cleaning coils and restoring
HVAC air handlers has a quick and
positive payback time in energy cost
savings.

HOT ITEM AT S180 SEMINAR
Building Owners Beware
Question and answer period at two recent
seminars both surfaced the same
concern. According to Robert Baker, the
chair of ASHRAE's new standard S 180,
budgetary constraints will not be an
excuse for non compliance to the
standard. Mr. Baker reported that
adherence to the standard is the
building owners responsibility. Unless
it is specifically and contractually
signed off to a mechanical contractor or
property management company, the
responsibility stays with the owner.
Budgetary constraints will not be an
excuse. The good news is that a well
planned and properly executed
maintenance program can be incredibly
cost effective. In a future issue we
will report on the implementation of a
new approach in Lee County Florida that
took O&M costs from $3.65 a square foot
to below $2.00.

1-3, 2007. There were 9 technical sessions
and a trade show. Thanks to all the
engineers who stopped by to discuss our
smoke and fire damper inspection and HVAC
and duct cleaning services for heath care
facilities.
INDOOR AIR QUALITY ASSOCIATION (IAQA)
10th Annual Convention October 14 - 17 in
Las Vegas. We attended 3 days of IAQ
technical seminars discussing all the latest
info on all of the interdisciplinary fields
of the indoor air quality industry.
Envirotech participates and helps coordinate
and chair the MA and NH chapters of
IAQA.org .
RESTORATION INDUSTRY ASSOCIATION (RIA)
Environmental conference on October 24 in
Garden Grove, CA, which provided continuing
education for environmental professionals
and the restoration industry. Dan
Greenblatt, Envirotech's president has been
appointed the Chair Of the Environmental
Council for
